1. Room booking terms and conditions
These terms apply to all reservations made with Quinta Filippa, whether via our website, email, telephone, in person, or through third parties. By confirming a booking, you agree to these terms.
1.1 Booking confirmation
A booking becomes binding only once you receive written confirmation from Quinta Filippa.
To secure a reservation, valid payment details are required.
1.2 Payment terms
Bookings made more than 60 days prior to arrival:
A 10% non-refundable deposit is required to confirm the reservation.Bookings made within 60 days of arrival:
The full amount (100%) is charged at the time of booking.The remaining balance (if applicable) is automatically charged 60 days before arrival.
Quinta Filippa reserves the right to cancel bookings if payment cannot be successfully processed.
1.3 Pricing and charges
The price of your stay is the amount confirmed at the time of booking.
In the event of an obvious pricing error, Quinta Filippa reserves the right to correct or cancel the reservation.
A credit card pre-authorisation may be required upon arrival.
All additional services (food, beverages, treatments, or other services) not prepaid must be settled at check-out.
1.4 Changes to bookings
Requests to modify a reservation must be submitted in writing.
Changes are subject to availability and are only valid once confirmed by Quinta Filippa.
1.5 Cancellation, modifications, and no-show
Cancellation more than 21 days before arrival:
Fully refundable, except for any non-refundable deposit.Cancellation within 21 days of arrival:
100% of the total booking amount is charged.No-show:
100% of the booking amount is charged.Early departure or reduction in stay:
Charged in full unless otherwise agreed in writing.
Cancellation or modification requests are only valid once confirmed in writing.
1.6 Force majeure
Quinta Filippa is not liable for failure or delay due to events beyond reasonable control, including but not limited to natural disasters, pandemics, government actions, fire, or infrastructure failure.
No compensation is payable in such cases.
1.7 Travel insurance
Guests are strongly advised to obtain travel insurance covering cancellations, health, and personal belongings.
2. General policies and house rules
2.1 Your stay
Quinta Filippa is designed as a calm, immersive environment. Guests are expected to respect the atmosphere, other guests, and the property.
Room allocations are based on category. Specific rooms cannot be guaranteed.
2.2 Food and drink
Outside food and beverages are not permitted, except for medical requirements (which should be communicated in advance).
2.3 Noise and environment
Quiet hours apply between 22:00 and 10:00.
Guests are expected to maintain a respectful noise level at all times.
2.4 Phones and connectivity
Wi-Fi is available in guest suites only and upon request.
No televisions are provided. Shared spaces are intentionally free of digital distractions.
2.5 Smoking policy
Quinta Filippa is a non-smoking property.
Smoking or vaping indoors or in shared areas is prohibited.
Violation may result in cleaning fees and/or immediate termination of the stay without refund.
2.6 Minimum age
The property is reserved for guests aged 16 and above.
Entry may be refused to anyone under this age.
2.7 Pool and facilities
The pool and all facilities are used at the guest’s own risk.
No lifeguard is present.
Quinta Filippa is not liable for injury, loss, or damage, except where required by law.
2.8 Wellness and activities
All wellness, fitness, and outdoor activities are voluntary and undertaken at the guest’s own responsibility.
Guests should ensure they are physically fit to participate and inform staff of relevant medical conditions.
Cancellations for treatments or classes within 36 hours are charged in full.
2.9 Pets
Pets are not permitted without prior approval, except for certified service animals.
2.10 Damage and liability
Guests are responsible for any damage caused during their stay.
Costs may be charged to the card on file.
Quinta Filippa is not responsible for loss or damage to personal belongings.
2.11 Conduct and right to refuse service
Quinta Filippa reserves the right to refuse entry or terminate a stay without refund in cases of:
breach of house rules
disruptive or inappropriate behavior
safety concerns
illegal activity
2.12 Photography and content usage
Quinta Filippa may capture photo or video content on the property for marketing purposes.
By staying at Quinta Filippa, guests acknowledge that they may appear in such content.
If guests share content (photos, videos, or other media) publicly that features Quinta Filippa, they grant Quinta Filippa a non-exclusive, royalty-free, worldwide, perpetual license to use, reproduce, and share such content for promotional purposes.
Guests may opt out by informing the team in advance upon approval.
2.13 Security
A valid photo ID may be required upon arrival.
2.14 Check-in and check-out
Check-in: from 15:00
Check-out: by 12:00
Early check-in or late check-out is subject to availability and may incur additional charges.
3. Website terms of use
